Pre-purchase roof surveys around Yaverland
Yaverland lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
Historic houses such as Yaverland Manor, about 0.5 miles north, show how far back building around Yaverland goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If yours is one of the older homes in the streets near St John the Baptist Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Pre-purchase roof surveys for homes and businesses in Yaverland
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you are not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey gutters and downpipes, flat-roofed extensions and dormers and the roof space, and the problems we’re asked to look at most are quick fixes on flashings and valleys and signs of past leaks inside the loft.
For a small place like Yaverland, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why act early in Yaverland
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Older cottages and farmhouses around Yaverland can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the price for the job before booking.

How it works
After the inspection, everything we found is written up in a report with photographs. As for time on site, it normally takes an hour or two at a typical house, with time for the loft where it can be reached. In a hamlet or village like Yaverland, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from every safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
- If you’re buying, check with the agent that we can get in

Common questions in Yaverland
Is my home in Yaverland listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do roofs near the sea, like those around Yaverland, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you go up on the roof?
Only where it’s safe. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.
Is Yaverland in your area?
Yes. We carry out pre-purchase roof surveys in Yaverland.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
Do you use drones?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Landlord and commercial surveys in Yaverland
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.
What we look for on each type of roof
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
Do you need a pre-purchase roof survey in Yaverland?
Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Things that often lead to a survey include:
- Roof slopes that look uneven or sagging
- Old water stains in the roof space
- Worn or lifted lead flashings
- Gutters that overflow or drip at the joints
For landlords with property near Brading station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Questions to ask before you book
- What the survey won’t cover
- How they plan to inspect the roof safely
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their report turnaround times
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Let us know your timetable
- Pass the findings to your conveyancer
- Do not leave it until just before exchange
- Notice patches of new decoration in top-floor rooms
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report is not clear, ask us.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
