Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Stay off ladders and the roof
  • Have an electrician check any wet fittings
  • Write down the wind direction and rain when it leaks
  • Let us know what has already been tried

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

Roof leak investigation in Brading

Our roof leak investigations cover Brading and the wider South East. We visit on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a report with photographs and recommendations. If it’s leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or use the contact form. If you’re worried about leaks that appear only in driving rain and drips in the loft during heavy rain, we can find out what’s behind it, on lead flashings, chimney stacks and flat roof details alike.

Roofs in small places like Brading often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. Most visits take about one to two hours, more where the leak is intermittent or the roof is large. Cottages and farmhouses around Brading frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Advice

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Wind, rain and roofs in Brading

The coast is about 2 miles or less from Brading, where sea air brings more salt and stronger wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. Morton Manor, about 0.4 miles south, is one of the historic houses in the wider area around Brading. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Brading Church of England Controlled Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as St. Mary's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Landlords, agents and block managers in Brading

We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the leaking roof.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What we’re asked to look at in Brading

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

These are some of the problems a survey can pick up:

  • Wet patches on loft insulation
  • Ceiling stains that grow after rain
  • Damp underlay across a wide area
  • Water that shows only in certain storms

If you own a rental within reach of Brading station, a tenant living with a leak needs the cause found, not just the stain painted over.

Brading: your questions answered

Is my home in Brading listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Brading?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does the report include photos?

Yes. The report includes photographs of what we found, so you can see each point for yourself.

Different roofs, different checks

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak, especially in driving rain.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.
