Drone roof surveys in Brading

Drone roof surveys for homes and businesses in Brading

Drones need reasonable weather. We don’t fly in strong wind or a downpour, because the drone has to stay safely under control. If the weather turns, we’ll agree another day. We check the forecast ahead of the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. We survey valleys and parapet gutters, fragile roofs and large and complex roofs, and people most often book us about cracked mortar along the ridge and blistered or cracked flat roof coverings.

In a village or hamlet like Brading, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey usually takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Older roofs in small places like Brading can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • If it is not your property yet, arrange access through the agent

What a drone roof survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether the roof structure meets design loads
  • Flights in high wind or heavy rain
  • Flying in a flight restriction zone without the airport’s permission

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • Tall and steep roofs
  • Fragile roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roofs on upper floors

Practical tips

These tips come from what we see on roofs every week:

  • Let us know what you want to see
  • Tell next door if the drone will be near their property
  • Make sure the loft can be reached
  • Allow time for permission if you are in a flight restriction zone

There is a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year, and whether work has done its job.

Don’t block the vents at the eaves. Poor airflow lets condensation build up. Keep insulation clear of the eaves.

Drone roof surveys around Brading

Brading lies within about 2 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Brading is about 2 miles from Bembridge Airport, so the Drone Safety Map is checked for restrictions around it before we fly.

Take a building like Brading Church of England Controlled Primary School: big roofs are where aerial photos and thermal images show the most at once. Historic houses like Morton Manor, about 0.4 miles south, show how far back building around Brading goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. For an older house near a landmark like St. Mary's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Brading is about 3 miles south of Ryde, in the Isle of Wight. From houses to flats and shops in Brading, the roof can be surveyed on a weekday or at the weekend. Our the Isle of Wight coverage includes Brading and the places around it. You can also see our page for Portsmouth.

How the survey changes by roof type

Chimney stacks

Chimney tops are hard to see from the ground. A drone gets close to the pots, flaunching, pointing and flashings.

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

Landlords, agents and block managers in Brading

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Why get it checked now?

A drone survey disturbs nothing on the roof. Nothing is cracked or dislodged by footsteps, so you see the roof exactly as it is. Around Brading, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Common questions in Brading

Is drone flying allowed in Brading?

That depends on where the roof is and on the weather. Bembridge Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.

Will you come out to Brading?

Yes. Brading is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when booking and we’ll explain what’s needed.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

How do I arrange a drone roof survey in Brading?

To book, ring 07833 053749 or use the contact form and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

How much is a survey?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
