Independent roof leak investigations in Puckaster

Leave it or get it looked at?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. In a small place like Puckaster, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • Drone flown under a CAA Flyer ID and Operator ID
  • Drones and thermal imaging where applicable
  • 5,000+ surveys completed
  • An independent view of the roof

About our roof leak investigation in Puckaster

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We survey rooflights and dormers, lead flashings and the roof space, and common reasons people get in touch are condensation that looks like a leak and water marks that spread in wet weather.

Being in a small place like Puckaster makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a hamlet or village like Puckaster, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Advice

FAQs for Puckaster

Does being near the coast affect roofs in Puckaster?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Puckaster is within about 1 mile of the coast.

Is Puckaster within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What’s in the survey report?

Written findings with photographs, explaining the condition of the leaking roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How should I prepare for the leak investigation?

Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, and tell us about past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

How do I arrange a roof leak investigation in Puckaster?

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.

What we can’t see

It is useful to know what a survey won’t do before booking:

  • Plumbing leaks that look like roof leaks
  • Faults hidden behind ceilings or boarding
  • Structural calculations (that is a structural engineer’s job)

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and does not.

Prices for roof leak investigations in Puckaster

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can safely be seen

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

When you call or email, these details help:

  • Any photos you have, taken from ground level or a window
  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • How the loft is reached, if there is one

Every survey is priced before it’s booked, so you know where you stand. Roof leak investigation starts from £150, including VAT. To book, phone 07833 053749 or send us an email.

Roof leak investigations around Puckaster

Puckaster is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Take a building like Niton Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Puckaster is about 6 miles south-west of Shanklin, in the Isle of Wight. Bookings from Puckaster are handled just like any other: get in touch, agree the price and pick a day. We cover towns and villages across the Isle of Wight, large and small. There’s also a page for Portsmouth.

All of PO38 is covered for roof leak investigations, from the main roads to the quietest streets. Local streets include Puckaster Lane and Undercliff Drive. Neighbouring places we cover for roof leak investigations include Niton (1 mile north), Blackgang (1 mile north-west), Bierley (1 mile north), Whitwell (2 miles north-east) and Nettlecombe (2 miles north-east). Within a short drive, we also cover Newport (8 miles north), Ryde (11 miles north-east), Cowes (12 miles north), Sandown (7 miles north-east), Shanklin (6 miles north-east) and Ventnor (3 miles east). For harder-to-reach addresses, the survey takes a little more planning, so mention it when you book.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Have an electrician check any wet fittings
  • Tell us if there are tanks or pipes in the loft
  • Move stored items away from the hatch
  • Protect furniture and flooring under the leak

We email the report to you, with photographs of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Do you need a roof leak investigation in Puckaster?

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

Typical things we are asked to look at include:

  • Water dripping from rafters or underlay
  • Wet patches high on an inside wall
  • Stains around a skylight
  • Water marks that spread in wet weather

For an older house near a landmark such as Church of St. John the Baptist, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Questions to ask before booking

  • What experience they bring
  • Is VAT included in the price?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included
