FAQs for Puckaster
Do you carry out roof surveys in Puckaster?
Yes, Puckaster is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.
Does a conservation area affect roof work in Puckaster?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. For bigger commercial roofs, we quote on size.
Will I get photos?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
How a thermal roof survey works in Puckaster
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey flat roofs, loft conversions and pitched roof slopes, and the problems we are asked to look at most are ceilings that feel colder in places and wet areas near outlets and upstands.
Somewhere as small as Puckaster, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what isn’t.

Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Take photos of stains as they appear, so we can compare
- Remember the conditions on the day affect the results
- Don’t switch the heating off before the visit
- Note where damp appears and after what weather
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
Thermal roof surveys around Puckaster
Puckaster lies within about 1 mile of the sea, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
For an older house near a landmark such as Church of St. John the Baptist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building such as Niton Primary School, thermal images can show where wet insulation sits under a big flat roof.

What we can’t see
It’s a careful look at the roof, not the whole story. Its limits include:
- Clear results when the conditions on the day are poor
- Insulation values or heat loss calculations
- A structural engineer’s assessment

What affects the cost of thermal roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- How big the roof is
- Height and safe access
- House, block, shop or office
- Whether thermal imaging or a drone is needed
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Booking your survey
To price your survey accurately, we will ask about:
- Any photos you have, taken from the ground or a window
- What made you get in touch
- Dates you’re working to, such as exchange
- The property’s address and postcode
Every survey is priced before it is booked, so you know where you stand. Prices start from £400, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.
What happens on the day
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a small place like Puckaster, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared
- If you are buying, check with the agent that we can get in
Booking a survey

Leave it or get it looked at?
Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Where a roof is exposed, as many are in small places like Puckaster, driving rain gets into any weakness, and damp in older walls is slow to dry out.
