How the survey changes by roof type

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. Where the roof suits it, testing can find them.

EPDM rubber roofs

Whether an EPDM roof can be tested depends on the membrane and build-up. We check before we quote.

How electronic leak detection works in Puckaster

You get a report showing the location of each breach with photos. Your roofer can then repair those points instead of hunting for the leak. Repair costs aren’t part of the report, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. You get a photo-illustrated written report. We are often asked to look into leaks through a flat roof with no obvious cause and stains far from any visible defect, across green roofs, roof terraces and balconies and flat roof membranes.

Older buildings in small places like Puckaster may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. As for time on site, it usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. Rural addresses near Puckaster can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photographs in a report for your roofer.

How to prepare

Advice

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Find the breach before more patching
  • Record dates and spots where water appears
  • Test new membranes before covering them
  • Act on new leaks promptly

Wet insulation may need attention after a leak. That is something to discuss with your roofer and other checks can help judge it.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

Local flat roofs in Puckaster

Puckaster is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you look after a building such as Niton Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you live in an older home near Church of St. John the Baptist, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the visit with that in mind.

What happens if roof problems are left?

ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. Around Puckaster, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Some conductive membranes
  • Parts of the roof covered by fixed equipment
  • Water entering through details rather than the membrane

Puckaster: your questions answered

Do you cover smaller places like Puckaster?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do roofs near the sea, like those around Puckaster, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

How much does electronic leak detection cost?

Electronic leak detection is quoted for your roof, because the method depends on the roof. Size, build-up and access all affect the price. To get a quote, phone 07833 053749 or email us.

How much time does ELD need?

It depends on the size of the roof and its build-up. You will know roughly how long before we start.

Is the repair part of the test?

No. We test the membrane and report. You get the breach locations with photos so your roofer can fix them.
