Electronic leak detection in Blackgang

ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It helps trace a leak you already have or to test a new membrane before it is covered. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Just ask about your roof. We survey liquid-applied waterproofing, single-ply roofs and green roofs, and people most often book us about leaks at pipes, outlets or fixings and repairs that haven’t stopped the leak.

In a small place like Blackgang, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later.

Flat roofs in Blackgang

Blackgang lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. The wider area around Blackgang has a long history of building, with Wolverton Manor about 4.1 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Anyone responsible for a site like Niton Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own one of the older houses in the streets near St Andrew's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What affects the cost of electronic leak detection

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • Chimneys, valleys, parapets and other details

To find out what your survey will cost, phone 07833 053749 or email us with the address and a few details. We will confirm the figure before booking.

Getting in touch

We will typically ask about:

  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • Whether there is a loft hatch, a shared roof or tricky access

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.

Leave it or get it looked at?

Patching where you think the leak is frequently misses it. Testing shows where the membrane is actually breached. For older village homes like those around Blackgang, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for the job before booking.

Rented homes, blocks and businesses

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes more time on a big roof than a small one, with the construction of the roof playing a part too. In a hamlet or village like Blackgang, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, you tell us about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Questions from Blackgang

How do I find out if my home in Blackgang is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is the coastal weather around Blackgang hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, so wherever there’s a hole, it passes through. That lets us find breaches that are too small to see.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Does the report include photographs?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Does electronic leak detection work on all membranes?

ELD does not suit every roof. Some membranes conduct electricity, and some build-ups lack a suitable layer below. If your roof won’t work, we will say so at the start.

Roof by roof

Inverted and paved roofs

We will tell you if your inverted or paved roof isn’t suitable.

Green and ballasted roofs

Roofs with planting or ballast hide the membrane. Testing may still be possible but it depends on the layers.
