What a landlord roof survey looks like in Blackgang

Blackgang lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Wolverton Manor lies about 4.1 miles north-west, so building around Blackgang goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you look after a building like Niton Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Blackgang is about 6 miles south-west of Shanklin, in the Isle of Wight. Houses, flats, blocks and commercial buildings in Blackgang can all book landlord roof surveys. Our the Isle of Wight coverage includes Blackgang. You can also see our page for Portsmouth.

About our landlord roof survey in Blackgang

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. You get a report with photographs to keep on file for the building. Many landlords and agents repeat it every few years to keep maintenance plans current. We survey flat roofs on blocks, converted houses and blocks of flats, and common reasons people get in touch are gutters overflowing onto walls and damp or stains in top-floor flats.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Blackgang questions

Does a conservation area affect roof work in Blackgang?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do roofs near the sea, like those around Blackgang, take more of a battering?

It can do. Within about 1 mile of the sea, as Blackgang is, metal fixings wear faster and gales find any loose ridge or slate.

Who normally books a landlord or block roof survey?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Owners in a shared building book it too.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be and we’ll say so.

Is a landlord roof survey the same as a full building survey?

No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The structure in the way a structural engineer would assess it
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Roofs we survey in Blackgang

  • Converted houses
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Blocks of flats

How the survey changes by roof type

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t wait for a leak to survey the roof
  • Hold on to old reports to compare later
  • Give residents notice before a survey
  • Check your lease or ask a solicitor about who pays

You receive a written report with photos and recommendations, prioritised by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Common roof problems in Blackgang

Agents and freeholders have budgets to set. Without a recent survey, it is hard to know what the roof needs and how soon.

We are often asked to look at:

  • Chimney stacks in poor repair
  • Slipped or missing slates and tiles
  • Damp or stains in top-floor flats
  • Splits and blisters in flat roof coverings

For an older house near a landmark such as St Andrew's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Will the report include photos?
  • What experience they bring
  • How long the report takes to arrive
  • Whether you can ask questions once you have the report

What to expect from a roof survey

What we do, step by step

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. Older rural homes like those around Blackgang can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
