Storm damage roof report in Blackgang: what you get

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Your policy document sets out its own definition. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. Insurers decide claims on their own policy wording. We survey flashings, flat roofs and chimney stacks, and the problems we are asked to look at most are gaps where slates or tiles have gone and damaged gutters and fascias.

Roofs in small places like Blackgang frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Common questions in Blackgang

Does a conservation area affect roof work in Blackgang?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is the coastal weather around Blackgang hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I arrange a storm damage roof report in Blackgang?

To book, phone 07833 053749 or email us and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does your report mean my claim will be accepted?

We cannot say whether a claim will be paid. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How should I record storm damage myself?

Stay off the roof. Take photos from ground level or from windows. Note the date and time, and photograph any damage inside.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • The work of a loss adjuster appointed by your insurer
  • Estimates of repair costs
  • Areas we can’t see safely

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Take photos from the ground or a window, never by climbing
  • Keep a note of the date of the storm
  • Read your policy wording on storm damage
  • Arrange temporary cover with a roofer if rain is getting in

Your insurer may send a loss adjuster to look at the damage. You will have your own independent record to refer to.

Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.

Prices for storm damage roof reports in Blackgang

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the exact price before booking.

What we need to know

Here’s what helps us most when you get in touch:

  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: call 07833 053749 or drop us an email. The price is agreed before a date is set.

The survey, step by step

Once we’ve finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Blackgang, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street

Advice

Blackgang roofs and the weather

The coast is about 1 mile or less from Blackgang, where storms can bring strong gusts off the sea. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Knowing the roof type helps narrow down where water may be getting in.

If you look after a building like Niton Primary School, tracing a leak on a big roof starts with where the water appears and works back. Wolverton Manor, about 4.1 miles north-west, is one of the historic houses in the wider area around Blackgang. Older roofs in the area may have lead flashings, valleys and gutters that have been patched many times. For an older house near a landmark such as St Andrew's Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Blackgang is about 6 miles south-west of Shanklin, in the Isle of Wight. We cover Blackgang and the rest of the Isle of Wight, as part of our work across London and the South East. We cover towns and villages across the Isle of Wight, from the larger towns to small villages. You can also see our page for Portsmouth.

For harder-to-reach addresses, a little more planning is needed, so mention it as you book.
