Flat roof surveys for homes and businesses in Puckaster
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’re worried about signs of deflection in the roof deck and leaks around rooflights, we can find out what’s behind it, on upstands and outlets, mastic asphalt and GRP fibreglass alike.
In a village or hamlet like Puckaster, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Leave it or get it looked at?
A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. In a small place like Puckaster, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What we’re asked to look at in Puckaster
Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.
People usually book a survey after spotting one of these:
- Standing water left after rain
- Gaps at upstands and abutments
- Leaks around rooflights
- Damaged trims at the roof edge
If you own one of the older houses in the streets near Church of St. John the Baptist, flat-roofed rear additions and dormers added over the years are worth checking.

Common questions in Puckaster
Does being near the coast affect roofs in Puckaster?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Puckaster is within about 1 mile of the coast.
Will you come out to Puckaster?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Do you give a life expectancy for the roof?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
What will the report tell me?
A photo-illustrated written report, covering the condition of the flat roof, the defects we found and what we recommend, in order of urgency where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Do you check flat roofs for asbestos?
We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Roof by roof
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.

Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
When you need someone else
To be straight with you, a roof survey has limits:
- Parts of the roof that are not safe to walk on or view
- A fixed date for when the roof will need replacing
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

The survey, step by step
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Puckaster frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed

Flat roof surveys around Puckaster
The coast is about 1 mile or less from Puckaster, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you look after a building such as Niton Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
