How a flat roof survey works in Niton
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. If you’ve noticed loose or cracked edge trims and signs of deflection in the roof deck, a survey will tell you what’s going on, on single-ply membranes, EPDM rubber and GRP fibreglass alike.
Flat roofs on exposed homes in small places like Niton take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a survey costs
All our prices include VAT. The things that change the price are:
- House, block, shop or office
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your survey before you book.
Booking your survey
We’ll typically ask about:
- The property’s address and postcode
- How the loft is reached, if there is one
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
To arrange a survey, phone 07833 053749 or email us and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.
When you need someone else
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s under the membrane without opening it up
- Whether old sheeting or boards contain asbestos
- Fragile surfaces, which we do not walk on
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Single-ply membranes
- Felt flat roofs
- GRP fibreglass
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
Roof by roof
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
Questions from Niton
How do I find out if my home in Niton is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Niton?
Yes, Niton is on our map. A small place gets exactly the same survey as a big one.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. We record where it sits and the likely cause.
How do you inspect a flat roof?
Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Leave it or get it looked at?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. For an older or listed building in a place like Niton, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What we do, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Niton, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Make sure the loft hatch can be reached
- Let us know about any leaks, stains or damp patches you know of
- If you are buying, let the agent know when we are coming
How to book
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Flat roof surveys around Niton
Niton is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. The wider area around Niton has a long history of building, with Wolverton Manor about 4.9 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you own one of the older houses in the streets near Church of St. John the Baptist, the flat roofs on later extensions tend to wear out long before the main roof. Anyone responsible for a site like Niton Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
