About our flat roof survey in Southford

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you phone 07833 053749 or drop us an email with the address and a rough idea of the roof area. We survey felt flat roofs, mastic asphalt and single-ply membranes, and common reasons people get in touch are failed upstands where the roof meets a wall and splits, cracks and crazing.

Some older homes in villages like Southford are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two at a typical home, with bigger or more complicated roofs taking longer. Somewhere as small as Southford, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed

Landlord and commercial surveys in Southford

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Your questions about flat roof surveys in Southford

Is the coastal weather around Southford hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Do you cover smaller places like Southford?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What does ponding on a flat roof mean?

Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What we look for on each type of roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.

Flat roof surveys in Southford: local notes

Southford is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Shanklin station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Sheat Manor lies about 3.7 miles north, so building around Southford goes back a long way. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. The streets around a church such as Church of St. Mary and St. Radegund are frequently among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking.

What a flat roof survey doesn’t cover

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.
