Chimney survey in Puckaster: what you get

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. That points the work in the right direction. If you are worried about flaunching that has broken away and unused flues sealed without airflow, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

FAQs for Puckaster

Is Puckaster within the area you cover?

Yes, Puckaster is on our map. Villages and rural addresses get the same survey as a town house.

Do roofs near the sea, like those around Puckaster, take more of a battering?

It can do. Within about 1 mile of the sea, as Puckaster is, metal fixings wear faster and gales find any loose ridge or slate.

What causes damp on a chimney breast?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.

Should I worry about a leaning stack?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will explain what’s needed.

How do I arrange a chimney survey in Puckaster?

  • Flue inspections or sweeping
  • Areas we cannot view from safe positions

Roofs, chimneys and gutters in Puckaster

Puckaster is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church such as Church of St. John the Baptist are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Look at the chimneys with binoculars after a storm
  • Note any damp on chimney breasts and when it appears
  • Find out whether changes to a stack need permission
  • Have brackets on the chimney checked

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it’s easy to follow.

Look at your chimneys from ground level now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Do you need a chimney survey in Puckaster?

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

It’s worth booking a survey if you’ve seen:

  • Gaps in the mortar around the pots
  • Unused flues sealed without airflow
  • Damp patches on chimney breasts
  • Eroded joints in the brickwork

Take a building like Niton Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What’s in a roof survey

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours at most homes, and about three to four hours for a commercial roof. If you have questions on the day, just ask. In a small place like Puckaster, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • Make sure we can get to the back of the property
  • Point out any leaks or damp patches
  • Buyers: confirm access with the estate agent or seller

Advice

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
