About our chimney survey in Bierley

Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. Common reasons to book are signs that a stack is leaning and pots or cowls that look unsafe, across shared and party-wall stacks, chimney breasts and brick chimney stacks.

In a village or hamlet like Bierley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Make sure unused flues are capped with ventilation
  • Glance at the stacks from the street now and then
  • Book a sweep for flues that are in use
  • Photograph damp patches with the date

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Your questions about chimney surveys in Bierley

Is my home in Bierley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Bierley?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens after the survey?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

How long is the visit?

Time on site depends on the roof; most visits take an hour or two for most homes, a little longer where there are several stacks. The written report follows by email.

What affects the cost of chimney surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

These details help when you contact us:

  • Any photos you have, taken from ground level or a window
  • Any marks or damp showing indoors
  • What made you get in touch
  • Your timetable, such as an exchange date

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Checking the roof from ground level

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Local roofs in Bierley

Bierley is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Shanklin station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If your home is one of the older ones in the streets near Church of St. Mary and St. Radegund, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Niton Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Bierley is about 5 miles south-west of Shanklin, in the Isle of Wight. We carry out chimney surveys in Bierley for houses, flats, blocks and commercial buildings. Across the Isle of Wight, we cover Bierley. We also survey roofs in Portsmouth.

Postcode districts we cover here for chimney surveys: PO38. We also cover Southford (1 mile north-east), Nettlecombe (1 mile east), Godshill (3 miles north), Wroxall (3 miles north-east) and Sandford (3 miles north-east). Further out, we also cover Newport (7 miles north), Ryde (10 miles north-east), Cowes (11 miles north), Sandown (6 miles north-east), Shanklin (5 miles north-east) and Ventnor (3 miles east). If you’re somewhere remote, a little more planning is needed, so let us know when you contact us.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Around Bierley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

When you need someone else

A survey is a careful look at the chimney stack, but it cannot do everything. The main limits are:

  • Structural calculations for a leaning stack
  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and doesn’t.
