Drone Roof Survey in Bierley
Drone roof surveys in Bierley from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Outlets choked with leaves and silt
- Wind damage high on the roof
- Standing water on a flat roof
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Photos in conditions too poor to fly
- Neighbouring roofs the owner hasn’t asked us to survey
- A structural engineer’s report

Drone roof survey in Bierley
From the air, the outer surfaces are clear, but it cannot see under the coverings or into the loft. We check the loft from inside where it’s safe, since that’s where leaks and condensation often show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. If you’ve noticed blistered or cracked flat roof coverings and hidden gutters full of leaves, we can find out what’s behind it, on flat roofs on upper floors, large and complex roofs and tall and steep roofs alike.
Older buildings in small places like Bierley may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Do you need a drone roof survey in Bierley?
Large roofs take a long time to see on foot. The drone covers the surface area by area. That gives a clearer picture of the roof as a whole.
It’s worth booking a survey if you’ve seen:
- Debris building up in hidden gutters
- Gaps where slates or tiles have gone
- Loose ridge and hip tiles
- Storm damage on steep or tall roofs
For site and facilities teams at buildings such as Niton Primary School, a drone or thermal camera can show a large roof in a single visit.
Before booking anyone
- What follow-up you get after the report
- Whether the inside of the roof is included
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their track record with similar roofs
Bierley: your questions answered
Is Bierley within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How do I find out if my home in Bierley is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Are you structural engineers?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
How much does a drone roof survey cost in Bierley?
Prices start from £400, including VAT. What you pay for your roof depends on its size, height, access and the package.
What’s in the survey report?
Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Do I need to be at home?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
Are there drone restrictions in central London?
Central London has restricted areas where NATS permission is needed. Where we cannot fly, we use other safe vantage points.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Tell next door if the drone will be near their property
- Let us know about any leaks or concerns
- Expect a little longer if permission is needed
- Keep pets indoors during the flight
File the report and photos with your home documents. They give you something to compare against later.
Keep gutters, valleys and outlets clear, particularly in autumn. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.
Flying and imaging in Bierley
Bierley is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.
Historic houses like Sheat Manor, about 4.1 miles north, show how far back building around Bierley goes. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera does not touch the roof itself. Take an older house close to Church of St. Mary and St. Radegund: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

What we do, step by step
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two at a house, including the airspace and weather checks before take-off. In a hamlet or village like Bierley, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- First, we check the address for flight restrictions.
- If permission is needed, we ask for it ahead of the visit.
- Before the flight, we check the conditions and the take-off spot.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- Your report arrives by email, with close-up photos and recommendations.
Before we arrive
- Leave side gates unlocked
- Point out any leaks or damp patches
- Make a note of anything you’d like us to look at
