How a chimney survey works in Whiteley Bank
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We’re often asked to look into unused flues sealed without airflow and eroded joints in the brickwork, on lead flashings, chimney pots and cowls and flaunching.
Older buildings in small places like Whiteley Bank may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we do, step by step
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for most houses, and longer for a large or complex roof. Cottages and farmhouses around Whiteley Bank often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- Check pets are kept safely away
- Point out any leaks or damp patches
- Make a note of anything you’d like us to look at

Advice
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Landlord and commercial surveys in Whiteley Bank
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
Whiteley Bank questions
Is the coastal weather around Whiteley Bank hard on roofs?
Often, yes. Within about 3 miles of the sea, as Whiteley Bank is, metal fixings wear faster and gales find any loose ridge or slate.
I let a flat near Shanklin station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What a survey costs
When we price a survey, we consider:
- Building height and the viewpoints available
- The roof’s overall size
- How many separate roofs there are, like extensions, dormers and garages
- Whether you choose the Basic, Standard or Premium Survey
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Helping us price your survey
You don’t need to know any roofing terms. Just let us know:
- Pictures from the garden or a window, if you have them
- Dates you’re working to, such as exchange
- The property’s address and postcode
- Where any leaks, stains or damp patches show inside
Getting a price is simple: just phone 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.
Common roof problems in Whiteley Bank
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
Here are some of the things we see often:
- Spalled or crumbling bricks
- A chimney out of line
- Staining on walls around the chimney
- Gaps where the stack meets the roof
The streets around a church such as St John's Church are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How soon the report will arrive
- Whether you can ask questions once you have the report
- Their insurance cover
Roofs, chimneys and gutters in Whiteley Bank
Whiteley Bank is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. With Rylstone Manor about 2.1 miles east, Whiteley Bank sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Wroxall Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Shanklin station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a chimney survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Hidden sides of a shared stack
- The inside of the flue, which needs a sweep or flue specialist
- Hidden damage within the stack
