Roof surveys in Puckaster

About our roof survey in Puckaster

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We are frequently asked to look into cracked or blistered flat roof coverings and debris building up in roof valleys, across ridges, hips and valleys, chimney stacks and flat roofs.

Older buildings in small places like Puckaster may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. The survey typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Puckaster, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Advice

Different roofs, different checks

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, while EPDM rubber frequently lasts 30 to 50 years and GRP up to about 30. We check its condition and the signs of age.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Local roofs in Puckaster

Puckaster lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St. John the Baptist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Niton Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Natural slate
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • File the report with your home documents
  • Don’t climb onto the roof yourself
  • Let us know about past leaks
  • Photograph stains when they appear

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Keep the roof space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

Puckaster: your questions answered

Is Puckaster within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is the coastal weather around Puckaster hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a photo-illustrated written report and recommendations.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Landlords, agents and block managers in Puckaster

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we will plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
