How a roof survey works in Chale

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. If you’re worried about slates or tiles that have slipped or broken and ridge tiles that have lifted or moved, a survey will tell you what’s going on.

Older buildings in small places like Chale may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • File the report with your home documents
  • Mention any flat roofs as well as the main roof
  • Find records of any re-roofing or repairs
  • Let us know about past leaks

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

What a roof survey looks like in Chale

The coast is about 1 mile or less from Chale, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. With Wolverton Manor about 3.4 miles north-west, Chale sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Chale is about 7 miles south of Newport, in the Isle of Wight. We survey roofs in Chale as part of our work across London and the South East. Our area takes in places right across the Isle of Wight, large and small. For surveys nearby, see our Portsmouth page.

Roof surveys in PO38 work the same way as everywhere else we cover. You will find streets like Church Place, Upper House Lane and Blythe Shute, all of which we cover. Other places close to Chale include Blackgang (1 mile south-east), Pyle (1 mile north-west), Chale Green (1 mile north), Atherfield Green (1 mile north-west) and Niton (2 miles south-east). Larger places within reach include Newport (7 miles north), Ryde (11 miles north-east), Cowes (11 miles north), Sandown (8 miles north-east), Shanklin (7 miles east) and Ventnor (5 miles east). For harder-to-reach addresses, a little more planning is needed, so mention it when you book.

Signs you need a roof survey in Chale

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

It is worth booking a survey if you’ve seen:

  • Leaning or weathered chimney stacks
  • Torn or sagging underlay
  • Gutters that overflow in heavy rain
  • Slates or tiles that have slipped or broken

If you live in an older home near St Andrew's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What’s in a roof survey

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Around Chale, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • If you are buying, check with the agent that we can get in
  • Make sure we can get to the back of the property

Advice

What we can’t see

It helps to know what a survey won’t do before booking:

  • Whether the roof structure meets design loads
  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles

Prices for roof surveys in Chale

Prices vary from roof to roof, and it comes down to:

  • Building height and the viewpoints available
  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Booking your survey

You do not need to know any roofing terms. It is enough to tell us:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Dates you are working to, like exchange
  • Your postcode, so we can check access and travel

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Common questions in Chale

Do roofs near the sea, like those around Chale, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.

Is my home in Chale listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and does not include calculations.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a report with photos and recommendations.

How much does a roof survey cost in Chale?

Our price is from £150, including VAT. You will know the price for the job before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.

How long will you be at the property?

It normally takes about 1–2 hours for most houses, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
