Pre-purchase roof survey in Chale

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. You get a report with photographs. We survey flat-roofed extensions and dormers, lead flashings and valleys and the roof space, and common reasons people get in touch are slates or tiles that have slipped or gone and signs of past leaks inside the loft.

For a small place like Chale, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why get it checked now?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Around Chale, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Common roof problems in Chale

A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.

Here are some of the things we see often:

  • Standing water on a flat extension roof
  • Gutters that overflow or drip at the joints
  • Signs of past leaks inside the loft
  • Cracked flaunching or crumbling chimney pointing

Take an older house close to St Andrew's Church: the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book anyone

  • Whether the loft space is looked at, where there is one
  • Which limits apply to the survey
  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours at a typical home, and more on a big or complicated roof. Somewhere like Chale needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • For flats, check roof access has been agreed
  • Tell us about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices

Advice

Chale: your questions answered

Does being near the coast affect roofs in Chale?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you cover smaller places like Chale?

We do. A small place gets exactly the same survey as a big one.

Will you need to get into the loft?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

What we can’t see

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits
  • Faults hidden behind ceilings, boards or coverings

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What we check

  • Chimney stacks
  • Natural slate
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, so they’re priced to suit.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Pre-purchase roof surveys around Chale

The coast is about 1 mile or less from Chale, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you’re buying or signing off new work. Historic houses such as Wolverton Manor, about 3.4 miles north-west, show how far back building in the area around Chale goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

What affects the price in Chale

Prices vary from roof to roof, for these reasons:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
