How a pre-purchase roof survey works in Atherfield Green

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a careful look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a report with photos. Typical surveys look at loose pots and cracked flaunching and flashings that have lifted or split, on gutters and downpipes, natural slate and flat-roofed extensions and dormers.

Somewhere as small as Atherfield Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

When you need someone else

It’s a careful look at the roof, not the whole story. The main limits are:

  • Structural calculations (that is a structural engineer’s job)
  • Whether the price should change, which is between you and the seller
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What we check

  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common questions in Atherfield Green

Does a conservation area affect roof work in Atherfield Green?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is the coastal weather around Atherfield Green hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

How long will you be at the property?

On site, it normally takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Common roof problems in Atherfield Green

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses.

We are often asked to look at:

  • Gutters that overflow or drip at the joints
  • Cracked flaunching or crumbling chimney pointing
  • Bitumen or mortar used in place of proper repairs
  • Damp timbers or stains in the loft

Whatever the street in Atherfield Green, a roof costs least to look after when faults are caught early.

Questions to ask before you book

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How much experience they have with roofs like yours
  • How soon the report will arrive
  • What’s outside the scope of the survey

What to expect from a roof survey

What a survey costs

Prices always include VAT. What changes the price is:

  • Whether it is a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What we need to know

Here’s what helps us most when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • Any marks or damp showing indoors
  • The type of building and roof, like pitched or flat

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or use the contact form.

Pre-purchase roof surveys in Atherfield Green: local notes

Atherfield Green is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Historic houses such as Wolverton Manor, about 2 miles north-west, show how far back building around Atherfield Green goes. If you’re buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about 1–2 hours at a typical home, and more on a big or complicated roof. Somewhere like Atherfield Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

Advice

Before and after the survey

These tips come from what we see on roofs every week:

  • For a flat, check who is responsible for the roof
  • Give your solicitor a copy of the report
  • Watch for stains or fresh paint on ceilings below the roof
  • Mention any deadline when you contact us

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.
