Why get it checked now?

Flat roofs can’t typically be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it will not come as a surprise. In a place like Chale, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Flat roof survey in Chale

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. Common reasons to book are splits and cracks in the covering and blisters and bubbles in the covering, across felt flat roofs, upstands and outlets and mastic asphalt.

In a village or hamlet like Chale, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Chale, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a report with photos and our recommendations.

How to prepare

Advice

Chale questions

Do roofs near the sea, like those around Chale, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you cover smaller places like Chale?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

How the survey changes by roof type

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Flat roof surveys around Chale

Chale is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Wolverton Manor, about 3.4 miles north-west, is one of the historic houses in the wider area around Chale. If your home is older, its flat-roofed extension or dormer may be on its second or third covering. The streets around a church such as St Andrew's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start.

Chale is about 7 miles south of Newport, in the Isle of Wight. Bookings from Chale are handled just like any other: a call or an email, a price, then a date. Chale is one of the towns and villages in the Isle of Wight where we work. There’s also a page for Portsmouth.

Every address in PO38 is covered for flat roof surveys. If you need a flat roof survey at a property on Church Place, Upper House Lane and Blythe Shute or a nearby road, we can survey it. If you are just outside Chale, we cover Blackgang (1 mile south-east), Pyle (1 mile north-west), Chale Green (1 mile north), Atherfield Green (1 mile north-west) and Niton (2 miles south-east). We also work in nearby towns such as Newport (7 miles north), Ryde (11 miles north-east), Cowes (11 miles north), Sandown (8 miles north-east), Shanklin (7 miles east) and Ventnor (5 miles east). If you are somewhere remote, a little more planning is needed.

What a survey costs

When we price a survey, we consider:

  • The shape of the roof and its details
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it is booked, so you know the cost up front. Flat roof survey starts from £150, including VAT. To book, ring 07833 053749 or email us.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Watch the ceilings below the flat roof for stains
  • Never stand on rooflights or fragile sheeting
  • Ask whoever fits equipment on the roof to make good the covering
  • Clear roof outlets and gutters each autumn

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
