About our flat roof survey in Chale Green

Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. Typical surveys look at ponding water that doesn’t drain away and raised blisters across the surface, on single-ply membranes, felt flat roofs and upstands and outlets.

In a small place like Chale Green, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips that help

Over many surveys, some simple habits stand out:

  • Ask contractors to protect the roof if they work on it
  • Keep clear of rooflights and fragile roof sheets
  • File the paperwork for the roof and any repairs
  • Check the outlets after the leaves fall

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

Common roof problems in Chale Green

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Things that often lead to a survey include:

  • Blistering in felt or asphalt
  • Loose or cracked edge trims
  • Splits, cracks and crazing
  • Ponding water that does not drain away

If you live in an older home near St. James' Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before you book

  • Is VAT included in the price?
  • Whether any drone flown is registered with the CAA
  • What follow-up you get after the report
  • Will the report include photos?

What’s in a roof survey

What we look for on each type of roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.

What this survey can’t tell you

It helps to know what a survey won’t do before you book:

  • A promise that the roof won’t leak in future
  • Hidden layers beneath the covering
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What this survey covers

  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Chale Green questions

Is the coastal weather around Chale Green hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Chale Green is within about 2 miles of the coast.

Do you cover smaller places like Chale Green?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

Is a flat roof survey the same as a building survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Chale Green, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • If you are buying, let the agent know when we’re coming
  • Jot down any questions you want answered
  • Clear the way to the loft hatch

Advice

Flat roof surveys in Chale Green: local notes

Chale Green lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Historic houses like Wolverton Manor, about 2.5 miles north-west, show how far back building in the area around Chale Green goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
