Flat roof surveys for Thorncross homes and businesses

Flat roof surveys for homes and businesses in Thorncross

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We’re frequently asked to look into damaged trims at the roof edge and blistering in felt or asphalt, across felt flat roofs, mastic asphalt and single-ply membranes.

Somewhere as small as Thorncross, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

How the survey works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Thorncross frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Mention any parking restrictions on your street

Flat roofs in Thorncross

The coast is about 1 mile or less from Thorncross, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

Take a building like Brighstone Church of England Aided Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If your home is one of the older ones in the streets near St. Mary's Church, the flat roofs on later extensions tend to wear out long before the main roof. Wolverton Manor, about 1 mile north-east, is one of the historic houses in the wider area around Thorncross. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.

Thorncross is about 6 miles south-west of Newport, in the Isle of Wight. Houses, flats, blocks and commercial buildings in Thorncross can all book flat roof surveys. Our the Isle of Wight coverage includes Thorncross. For surveys nearby, see our Portsmouth page.

Landlord and commercial surveys in Thorncross

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we will plan the survey around it.

Landlords, agents and building managers in Thorncross and across the Isle of Wight can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Different roofs, different checks

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

When you need someone else

To be straight with you, a roof survey has limits:

  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • EPDM rubber
  • GRP fibreglass
  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs

What happens if roof problems are left?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. Where a roof is exposed, as many are in small places like Thorncross, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Common questions in Thorncross

Does being near the coast affect roofs in Thorncross?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Thorncross is within about 1 mile of the coast.

Do you cover smaller places like Thorncross?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Do you look for flat roof leaks?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. Where nothing visible explains the leak, the report says what to try next.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
