Flat roof surveys for homes and businesses in Brighstone
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a photo-illustrated written report and our recommendations. Typical surveys look at upstands pulling away from walls and loose or cracked edge trims, on EPDM rubber, single-ply membranes and mastic asphalt.
In a village or hamlet like Brighstone, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.
The report records the flat roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

How the survey changes by roof type
Felt and built-up roofs
On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.
Mastic asphalt
With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.
Common roof problems in Brighstone
Many flat roof problems start at the details rather than the main surface. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.
Things that often lead to a survey include:
- Signs of deflection in the roof deck
- Cracked or split membrane
- Leaks around rooflights
- Blocked or damaged outlets
Take an older house close to St. Mary's Church: the flat roofs on later extensions tend to wear out long before the main roof.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- What follow-up you get after the report
- Whether you get a written report with photos
- Whether any drone flown is registered with the CAA
Practical tips
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Clear roof outlets and gutters each autumn
- Check that new brackets or units haven’t damaged the covering
- Keep clear of rooflights and fragile roof sheets
- Ask contractors to protect the roof if they work on it
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.
What a survey costs
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- Roof area
- The package you choose: Basic, Standard or Premium
- House, block, shop or office
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.
Getting in touch
We’ll normally ask about:
- The property’s address and postcode
- Dates you are working to, such as exchange
- How the loft is reached, if there is one
- What made you get in touch
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.
What a flat roof survey does not cover
It’s a careful look at the flat roof, not the whole story. The main limits are:
- Asbestos testing, which needs a specialist asbestos surveyor
- A structural engineer’s assessment of the deck
- The condition of the deck or insulation hidden under the covering

Flat and commercial roofs around Brighstone
The coast is about 1 mile or less from Brighstone, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. The wider area around Brighstone has a long history of building, with Mottistone Manor about 1.4 miles north-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Brighstone Church of England Aided Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere like Brighstone needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Note where any stains or damp appear
- Clear the way to the loft hatch

Questions from Brighstone
Is my home in Brighstone listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Brighstone?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a flat roof survey replace a RICS survey?
No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
What do I do with the report?
You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
