Independent flat roof surveys in Shorwell

Flat roof survey in Shorwell: what you get

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey GRP fibreglass, EPDM rubber and felt flat roofs, and common reasons people get in touch are standing water left after rain and cracked or split membrane.

Older buildings in small places like Shorwell may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Where we cannot see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at most homes, and longer for a large or complex roof. For a village or hamlet like Shorwell, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • If you are buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Why it’s worth a survey now in Shorwell

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. For older village homes like those around Shorwell, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

What a flat roof survey looks like in Shorwell

The coast is about 3 miles or less from Shorwell, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. With Northcourt Manor about 0.3 miles north, Shorwell sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

The streets around a church such as St. Peter's Church are often among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Shorwell is about 5 miles south-west of Newport, in the Isle of Wight. We carry out flat roof surveys for homeowners, landlords and businesses in Shorwell and nearby. We cover towns and villages across the Isle of Wight. There’s also a page for Portsmouth.

Flat roof surveys in PO30 are booked the same way as anywhere else. If you need a flat roof survey at a property on Fine Lane, Orchards Way and Farriers Way or a nearby road, we can help. We also cover Thorncross (1 mile south-west), Little Atherfield (2 miles south), Moortown (2 miles west), Brighstone (2 miles west) and Chillerton (2 miles east). Within a short drive, we also cover Newport (5 miles north-east), Ryde (10 miles north-east), Cowes (8 miles north), Sandown (9 miles east), Shanklin (8 miles east) and Ventnor (7 miles south-east). If you’re somewhere remote, a little more planning is needed, so let us know when you get in touch.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Keep clear of rooflights and fragile roof sheets
  • Check the outlets after the leaves fall
  • Note any new marks on ceilings beneath the roof
  • Check from a window for ponding after heavy rain

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

What affects the cost of flat roof surveys

We confirm the price for the job before booking. These are the things that affect it:

  • Whether it is a home or a commercial building
  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Before you get in touch, it’s useful to have:

  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

Shorwell: your questions answered

Does being near the coast affect roofs in Shorwell?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Shorwell is within about 3 miles of the coast.

How do I find out if my home in Shorwell is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What happens after the survey?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

What’s in the survey report?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
