Wondering about the chimney stack at a property in Thorncross? We carry out chimney surveys in Thorncross and across the Isle of Wight, with plain-English findings.

  • Frost-damaged brickwork on the stack
  • Redundant stacks capped without ventilation

Chimney survey in Thorncross

For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey brick chimney stacks, chimney breasts and lead flashings, and common reasons people get in touch are damp patches on chimney breasts and frost-damaged brickwork on the stack.

In a small place like Thorncross, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Thorncross: your questions answered

How do I find out if my home in Thorncross is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Thorncross?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Thorncross is within about 1 mile of the coast.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

How much does a chimney survey cost in Thorncross?

Chimney survey starts from £150, including VAT. You’ll know the exact price before booking. For a price, ring 07833 053749 or email us.

What causes damp on a chimney breast?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Will I get photos?

Yes. Photos are part of every report, so you can see each point for yourself.

Prices for chimney surveys in Thorncross

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • How big the roof is
  • Height and safe access
  • The type of building, from a house to a block or an office

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What we need to know

These details help when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

Signs you need a chimney survey in Thorncross

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.

Typical things we are asked to look at include:

  • Unused flues sealed without airflow
  • Cracked or missing flaunching
  • Staining on walls around the chimney
  • Spalled or crumbling bricks

Anyone responsible for a site like Brighstone Church of England Aided Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a good roof survey covers

How the survey changes by roof type

Brick stacks

Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Roofs, chimneys and gutters in Thorncross

Thorncross is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Wolverton Manor, about 1 mile north-east, is one of the historic houses in the wider area around Thorncross. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as St. Mary's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a chimney survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Whether a gas appliance or its flue is safe

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Chimney breasts
  • Brick chimney stacks
  • Flaunching
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Lead flashings

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two at a house, as part of a look at the roof around the stack. For a village or hamlet like Thorncross, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare
