Thermal roof surveys for Nettlecombe homes and businesses

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

Thermal roof survey in Nettlecombe

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. If you’ve noticed patches of heat loss across the roof and damp patches with no obvious cause, a survey will tell you what’s going on.

Somewhere as small as Nettlecombe, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Make sure the loft can be reached safely
  • Keep the heating on as usual before a heat loss survey
  • Talk to us about the weather when booking
  • Check from the ground or a window, never by climbing

After the visit, we put the thermal images, photographs and moisture readings into one report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

What we cannot see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface
  • Confirming water without moisture readings

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Thermal roof surveys around Nettlecombe

The coast is about 2 miles or less from Nettlecombe, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help.

Take an older house close to Water Hydrant Opposite Parish Church: thin or patchy insulation under an old roof often shows up clearly on a thermal image. Rylstone Manor, about 4 miles north-east, is one of the historic houses in the wider area around Nettlecombe. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera doesn’t touch the roof itself.

Nettlecombe is about 7 miles south of Newport, in the Isle of Wight. If you are in Nettlecombe, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across the Isle of Wight, large and small. Portsmouth is in our area too.

We work across PO38 for thermal roof surveys and the streets around it. Close by, we survey roofs in Southford (1 mile north-west), Bierley (1 mile west), Wroxall (2 miles north-east), Godshill (2 miles north) and Sandford (2 miles north). We also work in nearby towns such as Newport (7 miles north), Ryde (9 miles north-east), Cowes (11 miles north), Sandown (6 miles north-east), Shanklin (4 miles north-east) and East Cowes (11 miles north). Remote addresses need a little more planning, so tell us where you are when booking.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Nettlecombe often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Booking your survey

Before you get in touch, it is useful to have:

  • When you need the report by
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

FAQs for Nettlecombe

How do I find out if my home in Nettlecombe is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Nettlecombe in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What conditions are best for thermal imaging?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
