Nettlecombe Landlord Roof Survey
Find out what’s going on with the let or shared roof before you decide what to do next. Landlord roof surveys in Nettlecombe, with photos and a clear written report.
- Loose ridge or hip tiles
- Gaps where tiles or slates have slipped
- Parapets and upstands in poor repair
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
How a landlord roof survey works in Nettlecombe
A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Common reasons to book are ceiling stains reported by tenants and worn ridges, hips and verges, on rented houses, shared roofs and gutters and downpipes.
Somewhere as small as Nettlecombe, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Landlord roof surveys in Nettlecombe: local notes
The coast is about 2 miles or less from Nettlecombe, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. About 4 miles north-east lies Rylstone Manor, a reminder of how long the area around Nettlecombe has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Water Hydrant Opposite Parish Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Nettlecombe is one of the towns and villages in the Isle of Wight we cover for landlord roof surveys. Our Portsmouth page covers surveys nearby.

What happens on the day
The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Around Nettlecombe, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.

Advice
Surveys for landlords and agents in Nettlecombe
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
What we’re asked to look at in Nettlecombe
On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.
These are some of the problems a survey can pick up:
- Ponding or splits on flat roofs
- Gutters overflowing onto walls
- Gaps where tiles or slates have slipped
- Worn ridges, hips and verges
Landlords with a home close to Shanklin station may find that a dated record of the roof is useful when planning maintenance across a let.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which viewpoints they use to see the roof
- How soon the report will arrive
- What experience they bring
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The structure in the way a structural engineer would assess it
- Areas behind locked flats or blocked hatches
- Who pays under the lease (that’s a legal question)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.
What we check
- Blocks of flats
- Shared roofs
- Flat roofs on blocks
- Converted houses
- Gutters and downpipes
- Rented houses
FAQs for Nettlecombe
Is my home in Nettlecombe listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Shanklin station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Is the report suitable for a maintenance plan?
Yes, that’s one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Why act early in Nettlecombe
An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. For an older or listed building in a place like Nettlecombe, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
Why us?
