Roofs, chimneys and gutters in Wroxall

Wroxall lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Historic houses such as Rylstone Manor, about 2.2 miles east, show how far back building in the area around Wroxall goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near St John's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Shanklin station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Wroxall Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Wroxall is about 7 miles south-east of Newport, in the Isle of Wight. Surveys in Wroxall work the same way as everywhere we cover: a proper look at everything that’s safely in view, photographs and a clear written report. About our landlord roof survey in Wroxall

The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’re worried about leaking joints at party walls and splits and blisters in flat roof coverings, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Wroxall, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a landlord roof survey does not cover

It helps to know what a survey won’t do before you book:

  • Asbestos testing of roof sheets or soffits
  • Responsibility under a lease
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What we check

  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Shared roofs

Why it is worth a survey now in Wroxall

A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. For an older or listed building in a place like Wroxall, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why choose Independent Roof Survey in Wroxall

Prices for landlord roof surveys in Wroxall

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

When you call or email, these details help:

  • Anything about access we should know
  • When you need the report by
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or use the contact form to find out.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a single let house, with blocks of flats taking longer. You’re welcome to ask questions while we are there. In a hamlet or village like Wroxall, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch

Questions from Wroxall

Do roofs near the sea, like those around Wroxall, take more of a battering?

It can do. Within about 2 miles of the sea, as Wroxall is, metal fixings wear faster and gales find any loose ridge or slate.

Do you cover smaller places like Wroxall?

Yes. Wroxall is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours and larger buildings take longer.

What does a block roof survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Blocks are priced on their size and roofs. Just phone 07833 053749 or send us an email for a price.
