Thermal roof surveys in Sandford

Why it’s worth a survey now in Sandford

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. For an older or listed building in a place like Sandford, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Thermal roof survey in Sandford

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. Where something can’t be confirmed, we say what would help next. Typical surveys look at damp that repairs haven’t cured and water getting in at parapets and stacks, on commercial roofs, insulated roof spaces and ceilings below the roof.

Older buildings in small places like Sandford may be listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Checking the roof from ground level

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What affects the cost of thermal roof surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

We will usually ask about:

  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode

You can call us seven days a week. For a price or to book, phone 07833 053749 or send us an email.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Around Sandford, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Leave a clear route to the loft
  • Check we can get to the back of the property
  • Keep pets out of the way during the survey

Advice

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Clear results when the conditions on the day are poor
  • Seeing water directly, as the camera shows temperature, not moisture
  • An energy rating for the building

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.

What we check

  • Insulated roof spaces
  • Flat roofs
  • Loft conversions
  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof

Airspace, weather and Sandford roofs

Sandford is within about 3 miles of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Historic houses like Haseley Manor, about 2.3 miles north, show how far back building around Sandford goes. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager doesn’t touch the roof itself. If you look after a building such as Godshill Primary School, thermal images can show where wet insulation sits under a big flat roof. If your house is among the older ones in the streets near All Saints' Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.

Questions from Sandford

Will you come out to Sandford?

We do. A small place gets exactly the same survey as a big one.

How do I find out if my home in Sandford is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Keep outlets and gutters clear to stop water sitting
  • Leave the roof to people with safe access
  • File the images with your roof records
  • Clear a path to the loft hatch before we arrive

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
