Roof leak investigations near Whitwell

Different roofs, different checks

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Roof leak investigation in Whitwell: what you get

Our job is to find the likely source and tell you. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. Common reasons to book are drips in the loft during heavy rain and staining around the chimney inside, across rooflights and dormers, slate and tile slopes and flat roof details.

For a small place like Whitwell, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Plumbing leaks that look like roof leaks
  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

What we check

  • Rooflights and dormers
  • The roof space
  • Chimney stacks
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Flat roof details
  • Lead flashings

What happens on the day

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. The survey normally takes between one and two hours on an ordinary house, and more on a big or complicated roof. Somewhere as small as Whitwell, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Mention any parking restrictions on your street
  • If you’re buying, let the agent know when we are coming

How to book

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Advice

FAQs for Whitwell

Does a conservation area affect roof work in Whitwell?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Whitwell, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How long does a roof leak investigation take?

The visit normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. We’ll give you an idea of timing when booking.

Do you take photos of the roof?

Yes. Photos are part of every report, so you can see each point for yourself.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Wind, rain and roofs in Whitwell

Whitwell lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. With Sheat Manor about 4.4 miles north, Whitwell sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Shanklin station, tracing a leak quickly matters when a tenant is living with it. For site and facilities teams at buildings like Niton Primary School, a leak through a large roof is often found some distance from where the water shows inside. If your home is one of the older ones in the streets near Church of St. Mary and St. Radegund, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Whitwell is about 7 miles south of Newport, in the Isle of Wight. Houses, flats, blocks and commercial buildings in Whitwell can all book roof leak investigations. We cover towns and villages across the Isle of Wight. For surveys nearby, see our Portsmouth page.

What a survey costs

When we price a survey, we consider:

  • The size of the roof
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof leak investigation starts from £150, including VAT.

What we need to know

A few details help us point you to the right survey and price. When you get in touch, it is useful to mention:

  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • The type of building and roof, like pitched or flat

To book a survey, ring 07833 053749 or send us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Mention any plumbing above the damp area
  • Don’t touch fittings that water is reaching
  • Keep a photo record of the damp patch
  • Put a bucket under the drip and move valuables

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.

Don’t block the vents at the eaves. Good airflow reduces condensation, which is frequently mistaken for a leak. Keep insulation clear of the eaves.
