Your questions about roof leak investigations in Alverstone

Is Alverstone within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is the coastal weather around Alverstone hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How long does the visit take?

It normally takes about one to two hours for most houses, and more on a big or complicated roof. Report times depend on the package.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How do I book a survey in Alverstone?

Simply ring 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

About our roof leak investigation in Alverstone

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you are worried about wet patches high on an inside wall and leaks at a dormer or roof window, a survey will tell you what’s going on, on valleys and parapet gutters, chimney stacks and rooflights and dormers alike.

Being in a small place like Alverstone makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

After the visit, you get a written report with photos, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours, more where the leak is intermittent or the roof is large. Older rural homes like those around Alverstone can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Advice

What a roof leak investigation looks like in Alverstone

Alverstone lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Historic houses like Haseley Manor, about 1.8 miles west, show how far back building in the area around Alverstone goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Sandown station, tracing a leak quickly matters when a tenant is living with it. For an older house near a landmark such as All Saints' Church, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Alverstone is about 4 miles south of Ryde, in the Isle of Wight. Wherever you are in Alverstone, we can come and survey your property. Alverstone is one of the towns and villages in the Isle of Wight where we work. Our Portsmouth page covers surveys nearby.

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Take dated photos of the leak
  • Write down the wind direction and rain when it leaks
  • Don’t climb onto the roof to look
  • Mention any plumbing above the damp area

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that isn’t clear.

Keep the loft space ventilated. Good airflow reduces condensation, and condensation is a common false alarm. Check insulation does not block airflow at the eaves.

Why act early in Alverstone

Patching the spot above the stain frequently doesn’t work. The real way in may be a metre or more away. An investigation finds the likely cause first. In a place like Alverstone, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Roof leak investigation starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

How the survey changes by roof type

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

What we’re asked to look at in Alverstone

Blocked gutters can look like a roof leak. Hidden gutters behind parapets cause the most trouble, since a blocked outlet sends water over the lining and into the building.

These are some of the problems a survey can pick up:

  • Leaks at a dormer or roof window
  • Damp on a chimney breast
  • Staining where a gutter or parapet meets the wall
  • Water through the ceiling under a flat roof

Take a building like Newchurch Primary School: a leak through a large roof is frequently found some distance from where the water shows inside.

What to check before booking

  • Is VAT included in the price?
  • How long they’ve been surveying roofs
  • What exactly goes into their report
  • Whether you can ask questions once you have the report

What’s in a roof survey

Honest limits

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • Structural calculations (that’s a structural engineer’s job)
  • Plumbing leaks that look like roof leaks
  • A promise to find every leak on a single visit

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
