How a roof leak investigation works in Seaview
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. If you’re worried about water dripping from rafters or underlay and water that shows only in certain storms, we can find out what’s behind it, on valleys and parapet gutters, chimney stacks and lead flashings alike.
Being in a small place like Seaview makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What else we do in Seaview
The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a typical home, and about three to four hours for a commercial roof. In a small place like Seaview, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
How to prepare
- Dig out any old roof reports or invoices
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
Booking a survey
A quick phone call is typically the easiest start: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.
Advice
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Carrying out the fix
- An intermittent leak that shows no trace on the day
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

Seaview roofs and the weather
The coast is about 1 mile or less from Seaview, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. The wider area around Seaview has a long history of building, with Nunwell House about 3.3 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Smallbrook Junction station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For site and facilities teams at buildings like Nettlestone Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
Seaview is about 2 miles east of Ryde, in the Isle of Wight. We carry out roof leak investigations in Seaview for houses, flats, blocks and commercial buildings. Across the Isle of Wight, we cover Seaview and the places around it. We also survey roofs in Portsmouth.

Remote addresses need a little more planning, so tell us where you are when you book.

Common questions in Seaview
Does being near the coast affect roofs in Seaview?
Frequently, yes. Seaview is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is Seaview within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
What happens next?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How do you tell a leak from condensation?
Many apparent leaks turn out to be condensation. A leak normally shows in one area and follows rain, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.
Is thermal imaging part of a leak investigation?
We use thermal imaging where it helps, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Signs you need a roof leak investigation in Seaview
When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. On slate roofs, slipping is frequently caused by corroded nails.
We are often asked to look at:
- Condensation that looks like a leak
- Wet patches on loft insulation
- Staining where a gutter or parapet meets the wall
- Water that shows only in certain storms
Take an older house close to St. Peter's Church: water on an older roof tends to find its way in at the lead, the valleys or the chimney.
Questions to ask before you book
- How much experience they have with roofs like yours
- Whether VAT is added on top
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What’s outside the scope of the survey
What happens if roof problems are left?
A leak rarely stays small. Wet timbers start to decay, plaster softens and insulation stops working. Finding the source early keeps the damage down. Outbuildings and barns around Seaview are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
