Roof surveys near Seaview

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two for most homes, depending on how many separate roofs there are. Rural addresses near Seaview can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photographs and recommendations.

Advice

About our roof survey in Seaview

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a careful look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are worn or blocked valleys and standing water on a flat roof, on chimney stacks, clay and concrete tiles and flat roofs.

In a small place like Seaview, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. If a specialist is needed, we will say so.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Ask about a flat roof on an extension or garage too
  • Let us know about past leaks
  • Have details of recent roof work to hand
  • Hold on to the report for future surveys

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Keep the loft space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Roof surveys in Seaview: local notes

The coast is about 1 mile or less from Seaview, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Bembridge Airport is about 3 miles from Seaview. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

Take a building like Nettlestone Primary School: large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near St. Peter's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Seaview is about 2 miles east of Ryde, in the Isle of Wight. We visit Seaview as part of our work across the Isle of Wight. Our area takes in places right across the Isle of Wight. You can also see our page for Portsmouth.

We cover every part of PO34 for roof surveys and the streets around it. That includes homes and businesses on High Street, Madeira Road and Church Street. Nearby, we also carry out roof surveys in Nettlestone (1 mile south), Spring Vale (1 mile north-west), Pondwell (1 mile west), Puckpool (1 mile west) and Appley (2 miles west). We also work in nearby towns such as Newport (8 miles west), Cowes (9 miles west), Sandown (5 miles south-west), Shanklin (7 miles south-west), Ventnor (10 miles south-west) and East Cowes (8 miles west). For harder-to-reach addresses, a little more planning is needed, so mention it as you book.

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. The report includes photos and recommendations.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Will you climb onto the roof?

Only when it’s safe. We also use views from ground level, windows and the roof space.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Surveys for landlords and agents in Seaview

Freeholders and residents’ companies use a roof report to plan and budget.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

Signs you need a roof survey in Seaview

Some damage starts inside the loft space. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak, and it needs a different fix.

Common reasons to book include:

  • Cracked mortar along the ridge
  • Cracked or blistered flat roof coverings
  • Slates or tiles that have slipped or broken
  • Flashings that have come away from the wall

Nunwell House lies about 3.3 miles south-west, so building around Seaview goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.

What to check before booking

  • Whether VAT is added on top
  • Will they check the loft as well as the outside?
  • Their insurance cover
  • How soon the report will arrive
