How a roof survey works in Spring Vale

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at ponding, splits or blisters on flat roofs and crumbling chimney pointing or cracked flaunching, on ridges, hips and valleys, flat roofs and natural slate.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey can’t tell you

It is a careful look at the roof, not the whole story. Its limits include:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A full building survey of the property
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

What we look at

  • Lead flashings
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs
  • Clay and concrete tiles
  • Natural slate

Questions from Spring Vale

Can a landlord with a rental near Ryde St Johns Road station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does being near the coast affect roofs in Spring Vale?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How long does the visit take?

The visit typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when you book.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Can you tell me how long my roof will last?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Leave it or get it looked at?

By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner. In a place like Spring Vale, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why book with us

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. If you have questions on the day, just ask. Older roofs in small places like Spring Vale can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

How the survey changes by roof type

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Spring Vale homes and their roofs

Spring Vale lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Nettlestone Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Nunwell House lies about 3.2 miles south-west, so building around Spring Vale goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Common roof problems in Spring Vale

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak.

We are frequently asked to look at:

  • Cracked mortar along the ridge
  • Crumbling chimney pointing or cracked flaunching
  • Valley linings that have cracked or split
  • Flashings that have come away from the wall

If your house is among the older ones in the streets near St. Peter's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
