Roof survey in Appley
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Typical surveys look at slipped, cracked or missing slates and tiles and water stains on rafters and ceiling joists, on clay and concrete tiles, lead flashings and the roof space.
Around Appley, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How the roof will behave in every kind of weather
- Structural calculations (that is a structural engineer’s job)
- Walls, floors and services below the roof
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.
What we check
- Clay and concrete tiles
- Lead flashings
- Chimney stacks
- Natural slate
- The roof space
- Ridges, hips and valleys
- Flat roofs
How the survey changes by roof type
Natural slate
Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Why it’s worth a survey now in Appley
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. Around Appley, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Have details of recent roof work to hand
- Let us know about past leaks
- Include dormers, porches and garages when booking
- File the report with your home documents
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.
Keep the roof space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
How it works
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around Appley, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear
- Dig out any old roof reports or invoices

Advice
What a roof survey looks like in Appley
The coast is about 1 mile or less from Appley, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you own a rental within reach of Ryde St Johns Road station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Oakfield Church of England Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Nunwell House lies about 2.9 miles south, so building around Appley goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
Appley is about 1 mile east of Ryde, in the Isle of Wight. Bookings from Appley are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across the Isle of Wight, large and small. We also survey roofs in Portsmouth.
Here we cover the PO33 and PO34 postcode area for roof surveys. That includes homes and businesses on Park Road, Rink Road and Hope Road. Main roads around Appley include the A3055. If you’re just outside Appley, we cover Elmfield (1 mile south-west), Puckpool (1 mile east), Oakfield (1 mile south-west), Ryde (1 mile west) and Westridge (1 mile south). We also work in nearby towns such as Newport (7 miles west), Cowes (7 miles west), Sandown (5 miles south), Shanklin (7 miles south), Ventnor (9 miles south) and East Cowes (6 miles west). For harder-to-reach addresses, the survey takes a little more planning.

Appley: your questions answered
How do I find out if my home in Appley is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
I let a flat near Ryde St Johns Road station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
How long does the visit take?
The visit usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing when you book.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
Do you go up on the roof?
Only when it’s safe. We also use views from the ground, windows and the loft space.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
