FAQs for Appley

Will you come out to Appley?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is the coastal weather around Appley hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Appley is within about 1 mile of the coast.

How long will you be at the property?

Time on site depends on the roof; most visits take roughly 1–2 hours for most homes, depending on how much of the roof was hit. The report is sent afterwards by email.

Do you climb onto every roof?

Only if it is safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Does your report mean my claim will be accepted?

That is not something we can promise. The decision rests with your insurer and its policy. What we provide is an independent record of the damage.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Storm damage roof reports for homes and businesses in Appley

Each roof is looked at from the safest viewpoints available: the ground, windows and vantage points, the loft where there is access, and the roof itself where that’s safe. We photograph and describe each area of damage. We note any part we couldn’t see. You get a written report with photos to give to your insurer. If you’ve noticed gutters pulled loose in the wind and loose or torn flashings, a survey will tell you what’s going on.

In a smaller place like Appley, some roofs face open ground, where driving rain gets into any gap at a ridge, verge or flashing. A leak that only appears in certain weather frequently points to an exposed detail. Let us know when it happens when you contact us. Gutters and downpipes on the exposed side are worth a look as well.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What affects the price in Appley

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • How many separate roofs there are, such as extensions, dormers and garages

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before booking.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Your timetable, like an exchange date
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is

For a price for storm damage roof reports in Appley, phone 07833 053749 or use the contact form. The address, the type of property and what you want to find out help us price the survey accurately.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there often is around Appley, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We note the date of the storm and the damage you’ve seen.
  2. We look at the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Getting ready for the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make sure we can get to the back of the property

Storm damage roof reports around Appley

Appley lies within about 1 mile of the sea, so storms can arrive with strong gusts off the water. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Each of these roof types has its own typical places for water to get in.

With Nunwell House about 2.9 miles south, the area around Appley has a long history. Older roofs around here can leak at old repairs as readily as at original details. For landlords with property near Ryde St Johns Road station, tracing a leak quickly matters when a tenant is living with it. For site and facilities teams at buildings such as Oakfield Church of England Aided Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Appley is about 1 mile east of Ryde, in the Isle of Wight. Anywhere in Appley, we can come and survey your property. Appley is one of the places in the Isle of Wight where we work. We also survey roofs in Portsmouth.

Storm damage roof reports in PO33 and PO34 work the same way as everywhere else we cover. That includes homes and businesses on Park Road, Rink Road and Hope Road and the roads around them. Roof by roof

Lead flashings

Lifted flashings let rain run behind them into the roof. We note where this has happened and any damp inside.

Clay and concrete tiles

Older tiles held only by nibs, without nails or clips, can lift more easily. We note what we can see of how tiles are fixed.

Landlords, agents and block managers in Appley

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s beneath slates, tiles or membranes
  • Repair costs or quotes for the work
  • The work of a loss adjuster appointed by your insurer

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
