Leave it or get it looked at?
Before replacing a flat roof, it’s useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. Around Freshwater, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Flat roof survey in Freshwater: what you get
If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. You then have something specific to put to the seller or agent. Typical surveys look at signs of deflection in the roof deck and raised blisters across the surface, across mastic asphalt, GRP fibreglass and EPDM rubber.
Outbuildings, garden rooms and garages in places like Freshwater often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Honest limits
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- The condition of the deck or insulation hidden under the covering
- A promise that the roof won’t leak in future
- Parts of the roof that are not safe to walk on or view
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.

Freshwater questions
Does being near the coast affect roofs in Freshwater?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Freshwater is within about 1 mile of the coast.
Will you come out to Freshwater?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Do you check flat roofs for asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How long is the visit?
It usually takes an hour or two at a typical home, and about three to four hours for a commercial roof. You will then get the report by email.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when you book and we will explain what’s needed.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Flat roof surveys around Freshwater
Freshwater lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some villages on the Isle of Wight still have thatched roofs, and sea air and wind reach every part of the island. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
With Mottistone Manor about 4.6 miles south-east, the area around Freshwater has a long history. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. For site and facilities teams at buildings like All Saints Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Different roofs, different checks
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a proper look.
Common roof problems in Freshwater
Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.
Most people get in touch after spotting one of these:
- Splits, cracks and crazing
- Failed seals around rooflight kerbs
- Signs of deflection in the roof deck
- Edge trims that have lifted or split
Take an older house close to All Saints' Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Before you book any roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether you get a written report with photos
- Their track record with similar roofs
- How soon the report will arrive
How it works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes an hour or two for a house, with bigger or more complicated roofs taking longer. A visit to a smaller place like Freshwater is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Unlock side gates and any roof access doors
- If the roof is shared, arrange access with whoever manages the building
- Tell us about parking before the day
