Need a pre-purchase roof survey in Freshwater?

Pre-purchase roof surveys for homes and businesses in Freshwater

Buyers in Freshwater and right across London and the South East use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or use the contact form. Typical surveys look at old water stains in the roof space and loose pots and cracked flaunching, on flat-roofed extensions and dormers, gutters and downpipes and natural slate.

Houses in smaller places like Freshwater can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather typically shows first. Whether you are buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A valuation or a promise of a lower price
  • The condition of the rest of the house (that’s a RICS home survey)
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we check

  • Gutters and downpipes
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys

How the survey works

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. In a smaller place like Freshwater, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Leave side gates unlocked
  • Point out any leaks or damp patches
  • For flats, check roof access has been agreed

Advice

How the survey changes by roof type

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Freshwater: your questions answered

How do I find out if my home in Freshwater is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Freshwater?

Yes. Freshwater is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a dedicated roof survey, with a written report and photos. It is not a RICS survey and doesn’t cover the rest of the house.

Is a roof survey worth having alongside a home survey?

It is your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

Do you need access inside the house?

Where we can, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

How do I book a survey in Freshwater?

It’s easiest to call 07833 053749 or email us. Give us the address and a few details about the roof. We survey on weekdays and at weekends.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Leave it or get it looked at?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays and at weekends, and a Premium report comes the same day, so it can fit around a tight timetable. With lower homes, common in places like Freshwater, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Request records of any re-roofing
  • Book once your offer is accepted
  • For a flat, check who is responsible for the roof
  • Ask the agent to check the loft hatch can be opened

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

Pre-purchase roof surveys in Freshwater: local notes

Freshwater is within about 1 mile of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. For a purchase or a newly finished roof, the materials decide which details matter most.

If you live in an older home near All Saints' Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Mottistone Manor lies about 4.6 miles south-east, so building around Freshwater goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Freshwater is about 5 miles south of Lymington, in the Isle of Wight. Surveys in Freshwater work the same way as everywhere we cover: a proper look at everything that’s safely in view, photographs and a clear written report. We cover towns and villages across the Isle of Wight, from the larger towns to small villages. You can also see our page for Southampton.

We work across PO40 for pre-purchase roof surveys. We cover properties on Dall Square, High Street and The Square and the roads around them. If you are just outside Freshwater, we cover Easton (1 mile south-east), Colwell (1 mile north-west), Norton Green (1 mile north), Afton (1 mile south-east) and Totland (1 mile west). Further out, we also cover Newport (10 miles east), Cowes (11 miles north-east), Shanklin (15 miles east), Ventnor (15 miles south-east), East Cowes (12 miles north-east) and Barton (10 miles east). Remote addresses need a little more planning, so let us know where you are when you book.
