About our pre-purchase roof survey in Afton
If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. Common reasons to book are quick fixes on flashings and valleys and gutters that overflow or drip at the joints, on flat-roofed extensions and dormers, gutters and downpipes and chimney stacks.
For a small place like Afton, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Why get it checked now?
Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now, whatever anyone remembers. For older village homes like those around Afton, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
Why us?
- A photo-illustrated written report
- 5,000+ surveys completed
- 98% of clients satisfied
- An independent look at the roof
Local roofs and buyers in Afton
Afton lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
The streets around a church such as St. Agnes' Church are frequently among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Afton is about 6 miles south of Lymington, in the Isle of Wight. Anywhere in Afton, we can come and survey your property, on a weekday, Saturday or Sunday. We cover towns and villages across the Isle of Wight, large and small. You can also see our page for Southampton.
Pre-purchase roof surveys in PO40 are booked the same way as anywhere else. We cover properties on Bay Road, Afton Road and Manor Road. Local landmarks in Afton
Typical jobs here are in homes near The Red Lion pub and the streets around them. A little further out are Dimbola Museum And Galleries (within half a mile south-west) and Yarmouth Castle (2.2 miles north). For a walk, there’s Afton Down and Lymington and Keyhaven Marshes Nature Reserve.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
What a survey costs
All our prices include VAT. The things that change the price are:
- The roof’s overall size
- The shape of the roof and its details
- House, block, shop or office
- How many separate roofs there are, such as extensions, dormers and garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
What we need to know
These details help when you contact us:
- Any marks or damp showing indoors
- Your timetable, such as an exchange date
- The type of building and roof, such as pitched or flat
- Your postcode, so we can check access and travel
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.
How it works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Afton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Let us know about parking before the day
- Keep pets in another room
- Buyers: confirm access with the estate agent or seller

Advice
What else we do in Afton
FAQs for Afton
Does a conservation area affect roof work in Afton?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do roofs near the sea, like those around Afton, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a dedicated roof survey, with a written report and photographs. It isn’t a RICS survey and does not cover the rest of the house.
Do you need access inside the house?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
How long does the survey visit take?
Allow between one and two hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.
When to book a survey in Afton
Buildings put up or refurbished before 2000 may contain asbestos. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
People typically book a survey when they’ve noticed something like this:
- Loose pots and cracked flaunching
- Blocked or leaking gutters
- Gaps where slates or tiles have come loose
- Flashings that have lifted or split
Historic houses such as Mottistone Manor, about 3.9 miles south-east, show how far back building around Afton goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
Questions to ask before booking
- What follow-up you get after the report
- Whether VAT is added on top
- Whether the inside of the roof is included
- Do they have a CAA Flyer ID and Operator ID for drone work?
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
