What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, it typically takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Afton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by finding out what was replaced and what worries you.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Advice

New roof snagging for homes and businesses in Afton

Our snagging inspections cover Afton and the rest of London and the South East. A visit normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it’s safe to see including by drone where it applies. You then get a photo-illustrated written report. Visits can be on weekdays, Saturdays or Sundays. We are often asked to look into loose or badly finished ridge tiles and vents that weren’t fitted or are covered, across ridges and verges, replacement roofs and loft conversions and dormers.

Somewhere as small as Afton, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Honest limits

To be straight with you, there are limits to any roof survey:

  • Nails and clips under the slates or tiles
  • Pricing the remedial work
  • Parts of the roof we can’t see safely

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

Afton questions

Do roofs near the sea, like those around Afton, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you come out to Afton?

Yes. Afton is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How much is new roof snagging?

New roof snagging starts from £150, including VAT. The price depends on the size of the roof and the access. For a price, ring 07833 053749 or email us.

How soon after the work should I book a snagging inspection?

Before the final payment is best so snags can be raised while the job is still open. Otherwise, book before your defects or warranty period runs out.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

New roof snagging in Afton: local notes

The coast is about 1 mile or less from Afton, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you’re buying or signing off new work. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Historic houses such as Mottistone Manor, about 3.9 miles south-east, show how far back building around Afton goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If yours is one of the older homes in the streets near St. Agnes' Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Afton is about 6 miles south of Lymington, in the Isle of Wight. Whether the building in Afton is a house, a flat or a commercial unit, we can survey the roof. Our the Isle of Wight coverage includes Afton and the places around it. For surveys nearby, see our Southampton page.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Let your roofer know an inspection is planned
  • Send the snagging report to your roofer
  • Keep warranty papers safe
  • Check before your warranty period ends

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it’s right.

How the survey changes by roof type

Valleys

A valley takes water from two slopes, so the detailing matters. The lining and the cut coverings along it are checked.

Slate roofs

Cracked slates are sometimes left in place. We record any we can see.
