New roof snagging in Afton Park: what you get
A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. If you’re worried about ridge and hip tiles not properly fixed and signs of condensation in the roof space, a survey will tell you what’s going on, on flashings and valleys, loft conversions and dormers and ridges and verges alike.
Being in a small place like Afton Park makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
The report records the new roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Afton Park questions
Is Afton Park within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Do roofs near the sea, like those around Afton Park, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Afton Park is within about 1 mile of the coast.
When should I book new roof snagging?
As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.
Will you deal with my roofer if there is a problem?
No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
Can you see the fixings under the tiles?
No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. The report says what could and couldn’t be seen.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Afton Park homes and their roofs
Afton Park is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
For an older house near a landmark like St. Agnes' Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere like Afton Park needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We start by finding out what was replaced and what worries you.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- The loft space is checked where safe, along with any mess or damage left after the work.
- You get a photo report listing the snags we found.
Preparing for the visit

How the survey changes by roof type
Flashings
Poorly finished flashings often show up on new roofs. We photograph any we find.
Valleys
Debris left in a new valley can block it. We note anything left behind.
What new roof snagging does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Parts of the roof we can’t see safely
- Repair costs for putting snags right
- Fixings and underlay hidden under the coverings
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.
What we look at
- Loft conversions and dormers
- Replacement roofs
- Ridges and verges
- New-build homes
- New flat roofs
- Flashings and valleys
What you can safely check yourself
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Tell your roofer the work will be inspected
- Walk round the house to look for knock-on damage
- Look for new stains after a downpour
- Diary the defects period end date
You receive a photo-illustrated written report of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.
Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.
