How a pre-purchase roof survey works in Norton Green
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey lead flashings and valleys, natural slate and flat-roofed extensions and dormers, and the problems we are asked to look at most are patch repairs that may hide an ongoing problem and loose pots and cracked flaunching.
Somewhere as small as Norton Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey works
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Norton Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Gather any invoices or paperwork from past roof work
- If the roof is shared, arrange access with whoever manages the building

What happens if roof problems are left?
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. Older cottages and farmhouses around Norton Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Common questions in Norton Green
How do I find out if my home in Norton Green is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do roofs near the sea, like those around Norton Green, take more of a battering?
It can do. Within about 1 mile of the sea, as Norton Green is, metal fixings wear faster and gales find any loose ridge or slate.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.
When will the report arrive?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
How do I book a survey in Norton Green?
To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Tips that help
You do not need to be a roofer to help. What helps most:
- Tell us your exchange date as you book
- Ask who repairs the roof under the lease
- Check we will be able to get into the loft space
- Ask for any paperwork for recent roof work
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air can’t flow.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which can make access easier.
Different roofs, different checks
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Gutters and parapets
The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs.
Pre-purchase roof surveys around Norton Green
Norton Green is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
For an older house near a landmark such as All Saints' Church, the roof may have had decades of patch repairs, and the survey shows where they are. Historic houses such as Mottistone Manor, about 4.9 miles south-east, show how far back building around Norton Green goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you let a flat or house near Lymington Pier station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Can I check my roof myself?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
