Pre-purchase roof survey in Easton: what you get
The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We’re often asked to look into a ridge or slope that dips and lead that has worked loose at a wall or chimney, across flat-roofed extensions and dormers, chimney stacks and lead flashings and valleys.
Being in a small place like Easton makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Leave it or get it looked at?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. Where a roof is exposed, as many are in small places like Easton, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before you book.

How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Easton, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
How to prepare
- Gather any invoices or paperwork from past roof work
- Note where any stains or damp appear
- If it isn’t your property yet, arrange access through the agent

Advice
What this survey cannot tell you
In fairness, a roof survey has limits:
- Asbestos testing of any kind
- How a seller will respond, or what the house is worth
- Anything beyond the roof, which a full home survey covers
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

FAQs for Easton
Do roofs near the sea, like those around Easton, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How do I find out if my home in Easton is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you work in Easton?
Yes, we do. We carry out pre-purchase roof surveys in Easton, and the service is the same as everywhere else we work.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
How long does the survey visit take?
It usually takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you need to go inside the property?
Ideally, yes. We look in the roof space where there is safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.
Pre-purchase roof surveys around Easton
The coast is about 1 mile or less from Easton, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you live in an older home near St. Agnes' Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Mottistone Manor, about 4.2 miles east, is one of the historic houses in the wider area around Easton. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.
Easton is about 6 miles south of Lymington, in the Isle of Wight. We visit Easton as part of our work across the Isle of Wight, for houses, flats and commercial buildings. We cover towns and villages across the Isle of Wight. Our Southampton page covers surveys nearby.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Arrange the survey as soon as your offer is agreed
- Pass the findings to your conveyancer
- Look for fresh paint on upstairs ceilings at viewings
- Ask the agent to make sure the loft hatch can be opened
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
What a survey costs
Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- How many separate roofs there are, such as extensions, dormers and garages
- If the survey needs thermal imaging or a drone
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
