How a roof survey works in Totland

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. If you’ve noticed crumbling chimney pointing or cracked flaunching and leaking gutter joints and downpipes, we can find out what’s behind it, on chimney stacks, ridges, hips and valleys and the roof space alike.

Around Totland, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

What we look for on each type of roof

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates.

When you need someone else

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we look at

  • Flat roofs
  • The roof space
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys

Why act early in Totland

A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. Homes in smaller places like Totland can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to Totland is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photographs and recommendations.

Before we arrive

  • Jot down any questions you want answered
  • Make sure pets are kept safely away
  • Leave a clear route to the loft

Common roof problems in Totland

Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

It is worth booking a survey if you’ve seen:

  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge
  • Slates or tiles that have slipped or broken
  • Torn or sagging underlay

For an older house near a landmark such as Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Totland: your questions answered

Will you come out to Totland?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is the coastal weather around Totland hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.

How long will you be at the property?

The visit typically takes an hour or two for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.

Local roofs in Totland

Totland is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you look after a building such as St Saviour's Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
