What a roof survey looks like in Afton Park

The coast is about 1 mile or less from Afton Park, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Mottistone Manor lies about 3.8 miles south-east, so building around Afton Park goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. For an older house near a landmark like St. Agnes' Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Anyone responsible for a site like All Saints Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Afton Park is one of the towns and villages in the Isle of Wight where we work. You can also see our page for Southampton.

Within a short drive, we also cover Newport (9 miles east), Ryde (15 miles east), Cowes (10 miles north-east), Sandown (15 miles east), Shanklin (15 miles east) and Ventnor (14 miles south-east). For harder-to-reach addresses, the survey takes a little more planning, so mention it when booking.

How a roof survey works in Afton Park

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed slipped, cracked or missing slates and tiles and loose ridge or hip tiles, we can find out what’s behind it.

In a small place like Afton Park, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Clay and concrete tiles
  • The roof space

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, and we say how widespread it looks.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Landlord and commercial surveys in Afton Park

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What affects the price in Afton Park

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Common questions in Afton Park

Is the coastal weather around Afton Park hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Is Afton Park within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Afton Park frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Make a note of anything you’d like us to look at
  • Check we can get to the back of the property
  • Keep pets in another room
