Why act early in Totland

A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. On a bungalow or cottage around Totland, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Landlord roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Landlord roof survey in Totland

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. Common reasons to book are cracked or leaning shared chimneys and standing water on a flat roof, on converted houses, shared roofs and gutters and downpipes.

Trees around homes in smaller places like Totland drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Different roofs, different checks

Party-wall upstands and parapets

Parapet walls often hide gutters behind them. We inspect them as far as it is safe to see.

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

What a survey costs

When we price a survey, we consider:

  • Roof area
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • Your timetable, such as an exchange date

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Being in a smaller place like Totland doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Clear the way to the loft hatch
  • Make sure we can get to the back of the property

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Totland homes and their roofs

Totland lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

For an older house near a landmark such as Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

FAQs for Totland

Do you cover smaller places like Totland?

Yes. Totland is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Totland is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

What access do you need for a block roof survey?

We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.

How long will you be on site?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Who do you carry out landlord roof surveys for?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Owners in a shared building book it too.

How do I book a survey in Totland?

To book, call 07833 053749 or email us and let us know the address and what you want to find out. We’ll confirm the price and find a day that suits.

Common roof problems in Totland

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, particularly on taller buildings.

It is worth booking a survey if you’ve seen:

  • Parapets and upstands in poor repair
  • Standing water on a flat roof
  • Damaged pots and flaunching
  • Worn ridges, hips and verges

Anyone responsible for a site like St Saviour's Catholic Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
