Common questions in Freshwater
Is Freshwater within the area you cover?
Yes. Freshwater is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is the coastal weather around Freshwater hard on roofs?
It can do. Freshwater is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Does this replace a RICS building survey?
No. We survey the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
Will you check the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Landlord roof surveys for homes and businesses in Freshwater
Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need as you book. Where we can’t get into part of the building, the report says so. We survey gutters and downpipes, converted houses and blocks of flats, and the problems we are asked to look at most are flashings that have come away and slipped or missing slates and tiles.
In a smaller place like Freshwater, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Nothing in the report is left vague: if work is needed, the report says so clearly.

What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Parking around Freshwater is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Before we arrive
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand
- Leave a clear route to the loft
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
Advice
Common roof problems in Freshwater
Older buildings across London and South East England have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.
Common reasons to book include:
- Parapets and upstands in poor repair
- Blocked gutters over flats
- Cracked or leaning shared chimneys
- Mortar falling from ridges and verges
If you live in an older home near All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Questions to ask before booking
- Their report turnaround times
- Their drone registration, if they fly one
- What the report includes, and whether it has photographs
- Which viewpoints they use to see the roof
What a landlord roof survey does not cover
It helps to know what a survey won’t do before you book:
- Parts of the roof we can’t safely see or access
- Walls, floors and services beyond the roof
- Asbestos testing of roof sheets or soffits
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Landlord roof surveys in Freshwater: local notes
Freshwater lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 4.6 miles south-east lies Mottistone Manor, a reminder of how long the area around Freshwater has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Anyone responsible for a site like All Saints Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Arrange flat access beforehand
- Check your lease or ask a solicitor about who pays
- Keep past survey reports with the building’s records
- Put urgent roof work at the top of the list
If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem normally is.
How the survey changes by roof type
Pitched roofs on houses and blocks
The edges and top of a pitched roof are exposed, so we check them closely.
Party-wall upstands and parapets
On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.
