Thermal roof surveys around Thorns Beach

Thorns Beach lies within about 1 mile of the sea, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

With Beaulieu Palace House about 3.8 miles north, the area around Thorns Beach has a long history. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Thermal roof survey in Thorns Beach

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey loft conversions, ceilings below the roof and pitched roof slopes, and common reasons people get in touch are water that travels before it shows and gaps in loft insulation.

Villages like Thorns Beach often stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside walls or under coverings, without opening up
  • Reliable images in rain, strong wind or on a wet roof surface
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions

Landlord and commercial surveys in Thorns Beach

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours for most houses, and more on a big or complicated roof. In a hamlet or village like Thorns Beach, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Your questions about thermal roof surveys in Thorns Beach

Will you come out to Thorns Beach?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in Thorns Beach listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.

What’s the best way to book?

It’s easiest to call 07833 053749 or email us. Tell us the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

Will you walk on the roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Does the weather affect a thermal survey?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How the survey changes by roof type

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

GRP fibreglass roofs

Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.

What affects the cost of thermal roof surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, such as exchange
  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.

When to book a survey in Thorns Beach

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

Common reasons to book include:

  • Leaks far from where the stain appears
  • Damp patches with no obvious cause
  • Cold spots on ceilings under the roof
  • Possible trapped moisture under a flat roof covering

Around Thorns Beach, as everywhere, small roof faults are simplest to sort before they let water in.
