Chimney survey in East End: what you get

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. We survey shared and party-wall stacks, lead flashings and chimney breasts, and the problems we are asked to look at most are damaged chimney pots and cowls and damp patches on chimney breasts.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The roof’s overall size
  • House, block, shop or office
  • Which survey package you book
  • The use of thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

To price your survey accurately, we will ask about:

  • Dates you’re working to, such as exchange
  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What’s prompted the survey

Once you know what you need, phone 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Local roofs in East End

The coast is about 1 mile or less from East End, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

For landlords with property near Lymington Pier station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Beaulieu Palace House, about 3.5 miles north-east, is one of the historic houses in the wider area around East End. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Your questions about chimney surveys in East End

Can a landlord with a rental near Lymington Pier station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and a few details.

Does a conservation area affect roof work in East End?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How do I book a survey in East End?

Simply call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What we’re asked to look at in East End

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.

We are often asked to look at:

  • A stack that appears to lean
  • Loose, cracked or missing pots
  • Damp on a chimney breast inside
  • Bricks with flaking faces

Take a building like South Baddesley Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Before you book any roof surveyor

  • When you will get the report
  • Whether the loft is part of the inspection
  • What follow-up you get after the report
  • How much experience they have with roofs like yours

What to expect from a roof survey

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Use the report as a baseline for future checks
  • Keep track of stains on chimney breasts
  • Use a Gas Safe registered engineer for gas appliances
  • Glance at the stacks from the street now and then

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like East End can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Make sure the loft hatch can be reached
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

How the survey changes by roof type

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.
